What utilities are covered by the landlord?
Efficiency Tenants

When you lease an efficiency unit at Beluga Flats, we pay for just about everything. We cover your heat, electricity, water, sewer, and trash. You’ll only pay for cable internet/TV or telephone–if you want it.

Live/Work Suite Tenants

Tenants who lease the 2-bedroom live/work suite pay for electricity; we pay the rest (except for optional cable internet/TV or phone).

How does your smartphone-operated laundry work?

We’ve installed new washers and dryers that are completely controlled through your smartphone! Tenants simply install the PayRange app on their phones, and then use the app to pay for all their laundry. No more coins!

Why switch to smartphone operation? It’s all about convenience and control. You can use the app to check whether machines are available. Or, if you’re waiting for your load to finish, you can see when the machine is done—all through your smartphone. These machines also give you a lot of options: longer wash times when you really need extra cleaning, or shorter times to save you time and money when things aren’t so dirty.

These machines ONLY work with PayRange; coins are not an option, so you’ll want to learn about PayRange and install the app so you can start using the machines right away.

Can I run my home business from one of your apartments?

If you’re thinking of leasing our 2-bedroom live/work suite, the answer is, Yes! Our “B-3” zoning even allows you to put a sign out front to advertise your business. Certain rules and restrictions apply to the type of business and signage. Contact us to learn more.

Please note that only the 2-bedroom live/work suite offers this business option; efficiency units are not allowed to operate any type of home business at Beluga Flats.

Will your efficiency unit hold all my stuff?

We can offer a couple of possible solutions:

Rent one of our on-site self-storage units: Conveniently store your snow tires, bike, skis, camping gear, books, and more in one of our lockable storage units that’s just steps away and 20% cheaper than what mini storage facilities charge. Learn more.

Make smart use of your living space: Many tenants have beds with extra storage underneath them, use a convertible sofa bed, or even have a fold-away murphy bed that is a cabinet or table during the day, and a bed at night. Even better: visit Anchorage’s Inspired Closets to find a top quality piece of furniture that fits your style and your space.

I love your on-site storage units! Can I rent more than one?

Maybe! It depends on availability. Our top priority is to make sure each tenant can opt to rent one storage unit as they come available—but you can rent an additional one if no other tenant has reserved it. Contact us to see if there’s an extra one available, or to be added to a waiting list if they’re currently all taken.

Do you offer any ADA-compliant housing?
Yes! One of our efficiency units was built to 2017 ADA specifications. This includes wheelchair-accessible entryway, bathroom & shower; grab-bar in the bathroom; a retrofitted kitchen; and both audio and visual fire alarm system alerts.
What's your pet policy?

We’re a cat-friendly community! Upon approval, you can have up to 2 cats in your efficiency unit (3 cats maximum in our live/work unit). Each cat will incur a $25/month pet fee. You will also need to provide a fully refundable $400 pet security deposit (good for any number of pets).

Please note that no dogs or other types of pets are allowed.

Also, non-resident pets are not allowed at Beluga Flats at any time. This includes no “visiting” pets of friends or relatives.

What's your smoking policy?
No smoking of any kind is allowed anywhere on the property—including the parking lot or behind the buildings.
Do you accept Alaska Housing or Section 8 vouchers?
Sorry, we do not participate in any housing assistance program.
